What does a home appraisal cost in Pahrump?
The one published number we can point you to is the VA's. For a single-family home in Nevada, the VA's appraisal fee is $750 (effective May 1, 2026). The same table lists $750 for a condo, $800 for a manufactured home and $1,000 for a 2–4 unit property. See the va.gov fee table.
That is the VA's fee, not our price. A private appraisal can cost more or less, depending on the property and the assignment.
What shapes the quote
- Property type. A single-family home, a condo, a manufactured home and a multi-unit property are different assignments.
- Purpose. What the appraisal will be used for decides the scope of the work.
- The date being valued. Today's value and a past date, such as a date of death, are developed differently.
- Your deadline. If a hearing, disclosure or probate date is close, tell us up front; an earlier delivery date is confirmed before you rely on it.
