Residential appraisals in Pahrump, NV

A written, independent opinion of value for a Pahrump home, attached unit, two- to four-unit property, manufactured home on a permanent foundation or vacant residential lot. Most owners come to us for one of three reasons, below.

Send the address, what the value is for and your deadline.

Which one sounds like you?

I want a price for my home or a private sale

A documented value gives you and a buyer the same starting point, better than a guess or an online estimate. It also helps before listing, or when you drop mortgage insurance (ask your lender what it requires first).

I have a refinance question

Know the value before you apply and you can see where your loan-to-value stands. Tell us who will read the report.

I want to appeal my Nye County assessment

An appraisal is evidence of full cash value for the Nye County Board of Equalization. It is not a promised result.

  • File with the Board of Equalization by January 15. If that falls on a weekend or holiday, it moves to the next business day.
  • A further appeal to the State Board of Equalization is due by March 10.
  • Tip: the Assessor's online search takes the 8-digit parcel number (APN) with no dashes.

What to send us

  • The property address and approximate size
  • The property type and what the value is for
  • Your deadline, and who will read the report
  • For an appeal, the APN; for a manufactured home, how the Assessor carries it

What happens next

  1. Call or write. By phone or the contact form.
  2. Agree the scope. Use, fee and delivery estimate confirmed in writing.
  3. Inspection. Measurements, photographs and notes on site.
  4. Report. Comparable Pahrump sales, analyzed and adjusted.

Fees and timing

The fee turns on the home's size and complexity, what the appraisal is for and when you need it. Ask for the scope, fee and delivery estimate in writing and decide after seeing it. For comparison, the VA's Nevada table also lists $800 for a manufactured home and $1,000 for a 2–4 unit property.

The Nevada rules, for your attorney

  • NRS 361.227: land at full cash value; improvements at replacement cost less 1.5 percent a year depreciation, up to 50 years.
  • NRS 361.357: the appeal looks at full cash value on the January 1 before the fiscal year and cannot raise the taxable value.
  • NRS 361.356: an inequity appeal; the board can raise or lower the values involved.
  • NRS 361.360: State Board of Equalization appeal by March 10.
  • The county says appeals are mailed to the Assessor's Office and must be postmarked by January 15.
